CASE OFFICER

Delegated to the Head of Planning and Building for PERMISSION subject to conditions in respect of:

·  time limits;

·  approved plans;

·  matching materials;

·  compliance with ecological mitigation and enhancement; measures

·  tree protection measures;

·  parking layout pan.

Note: In reaching the decision to grant planning permission the Northern Area Planning Committee stated the following reasons:

1.

The proposed extension would be comparable in scale to other extensions and the overall size of existing properties in The Pines and would be proportionate to the plot in which the property is situated.

2.

Public views of the extension would be limited and it is considered that from these views the extension would appear subservient to the host property by virtue of its proposed ridge height which would be lower than that of the existing property.

As such, the proposal is considered in accordance with policies E1 and E4 of the Test Valley Borough Revised Local Plan (2016).
